NYE ESTATE presents its masterpiece for 2025, ‘IRA Residences Ngamwongwan’, addressing the needs of modern consumers with 5 key insights into residential living. The project features two leading home and landscape designers, offering a collection of 24 well-designed single-family homes that promote well-being and sustainable living.
Today's lifestyle often subjects individuals to work-related stress and pollution, making the home a sanctuary for relaxation and escape from chaos. With the concept of Breaking New Ground, NYE ESTATE collaborates with top designers Paraporn Bumrungthai, Executive Director and Architect, and Chatchanil Sang, Executive Director and Landscape Studio Director from “Asrom Sin” Community and Environmental Architects, to decode the essence of a home that meets the 5 primary needs of consumers in 2025 through the project IRA Residences Ngamwongwan.

5 Insights into Residential Living
NYE ESTATE emphasizes the importance of understanding modern consumers' housing needs through focus group research and design thinking, leading to the development of these 5 intriguing insights:
1. Homes that address sustainability.
2. Well-being support for both physical and mental health.
3. Green communities surrounded by nature.
4. High levels of privacy.
5. Multi-generation living that accommodates all ages in the family.

Inspiration for a New Concept of Single-Family Homes
Paraporn Bumrungthai states, “The main challenge is to ensure a high quality of living in a green community, especially given the current environmental challenges like PM 2.5 pollution. We aim to design this project to be beneficial for both physical and mental health, truly serving as a space for multi-generation living.”
The design concept begins with planning the project as a green community, creating a continuous pedestrian pathway throughout the project that can also serve as a running track, while planting large trees along the main road to ensure a green environment throughout the project. The common areas are designed with Universal Design principles to accommodate the lifestyles and activities of all groups and ages.
The layout of the homes is designed in clusters, allowing each house to connect directly to a central garden, fostering a lush community with reduced vehicle traffic, which minimizes noise and enhances privacy. The homes are oriented north-south to avoid direct sunlight from the east and west, allowing for natural breezes from the northeast and south. The design is suitable for residents of all ages, including pets, with a central garden that connects the homes to promote well-being.
The homes are designed in an Oriental modern style, featuring a timeless and classic aesthetic that remains beautiful over time, infused with Eastern elements through materials and the central garden between homes (Double front courtyard house). Additionally, the family and close friends' seating area on the second floor is designed separately from the living room on the first floor for privacy, while the roof is designed to accommodate solar panels without compromising the overall architectural design.

Quality Spaces that Truly Support Living
Chatchanil Sang emphasizes that the heart of this project’s design is to make every day feel like a vacation in a resort, creating homes that enhance both physical and mental quality of life, unlike typical housing developments that are often designed as square boxes with shared common gardens for activities.
When the quality of space meets the needs of real living, the landscape design plays a crucial role.
The central garden is designed to have both passive and active spaces distributed across two gardens to foster interaction among residents. The terrace and koi pond area provides a relaxing waterside seating experience, with the soothing sound of water and the vibrant colors and movements of koi fish, surrounded by large trees to create a natural retreat.
The pet-friendly zone allows residents to bring their pets to enjoy activities in the garden, clearly separated by fences and hedges from other areas, with seating, leash tie-ups, and waste bins provided. Additionally, there is a Relaxation Area (Co-working space) for resting and working under the shade of large trees, and an Education Playground filled with colorful elements in blue and green tones, featuring hills resembling mountains and wave-like curves, emphasizing safety while promoting imagination and holistic development for children, including a reflexology path designed for foot massage amidst nature, accommodating residents of all ages.

The ‘IRA Residences Ngamwongwan’ project is located in a rapidly growing area surrounded by comprehensive residential projects and infrastructure, distinguished by convenient transportation, proximity to the city, yet maintaining tranquility and high privacy, ideal for those seeking a home that supports a private lifestyle, promotes physical and mental health, and fosters a green community that connects residents with nature and the environment, enhancing quality of life through thoughtful design for multi-generation living that accommodates activities for all generations: children, teenagers, working adults, and retirees.
“IRA Residences Ngamwongwan” is located in Soi Ngamwongwan 6, approximately 1.5 kilometers from The Mall Ngamwongwan, covering an area of about 7 rai, with 8.79% designated as green space. The project consists of only 24 units, with usable areas of 410 and 380 square meters, starting at a selling price of 29 million baht.
